RENTAL SHOWCASE: BRAND NEW 4 BEDROOM LUXURY VILLA AT BOTANICA FORESTA - ONLY JUST LISTED WHAT OTHER AGENTS WON'T TELL YOU THB 300,000 / Month (1-Year Minimum Contract) Welcome to a completely brand new, 4-bedroom luxury pool villa located in one of Phuket's most prestigious gated communities. Offering 355 sq.m of seamless indoor-outdoor living, high ceilings, and a large private pool, this home is built for families and professionals seeking an elite tropical lifestyle. When you look at standard listings, agents love to gloss over the realities of daily life to close a deal. Before you sign a yearly lease, here is what you actually need to know about living at Botanica Foresta: • The "Layan vs. Bang Tao" Identity: Most agents advertise this project purely as "Bang Tao." In reality, Botanica Foresta sits right on the border of Layan. Your everyday routes will thread through the quieter, more forested hillsides of Layan, even though you are incredibly close to the upscale amenities of Bang Tao. • The School Run Traffic: On paper, you are perfectly positioned near top international schools. However, the roads connecting Layan/Cherngtalay to the main arteries get heavily congested during morning drop-off (7:30 AM – 8:30 AM) and afternoon pick-up. Budget an extra 10–15 minutes during these windows. • The Price Premium is for Peace: At THB 300,000/month, you are paying for ultimate privacy and a modern, secure gated community. Because this is a newer development area, you will need a car or scooter for everything—this is a luxury residential enclave, not a walkable beachfront strip. Zero Move-In Friction: Unlike older rentals in Phuket where you might inherit failing air conditioning units or leaky pool pumps, this villa is 100% brand new. You get the pristine, untouched premium finishes without the typical tropical wear-and-tear. THE AREA & NEIGHBORHOOD REALITY Botanica Foresta is tucked away in the high-end residential pocket of Phuket's central-west coast, heavily favored by affluent expats and long-term executives. Proximity to Beaches • Layan Beach: 8 minutes away. This is the quieter, more serene northern extension of Bang Tao. It features calm waters, shade-giving pine trees, and a far more local, relaxed vibe. • Bang Tao Beach: 10 minutes away. This is where you go for action. It is home to high-end beach clubs (like Catch and Carpe Diem), luxury resort day-passes, and beachfront dining. Proximity to International Schools • UWC Thailand (United World College): ~20 minutes away (located North towards Thalang). Ideal for families looking for an IB curriculum and sports training facilities. • British International School Phuket (BISP): ~25–30 minutes away (located South towards Koh Kaew). A major hub for expat families with extensive campus grounds. Shopping & Lifestyle • Boat Avenue & Porto de Phuket: 9 minutes away. This is your lifestyle epicenter. It features the Villa Market grocery store (packed with Western imports), premium boutiques, open-air night markets, and dozens of international restaurants. • Phuket International Airport: 35–40 minutes away. Far enough to keep aviation noise away, but close enough for effortless travel.
